What you can offer

Prepare an accurate property description, social posts, and a flyer. This course is in development.

Detailed deliverables

A listing marketing pack per property: a 150–250 word MLS description checked for fair-housing compliance, five platform-ready social posts with captions and graphics in the agent’s brand, a flyer (print and digital), a just-listed email, and an open-house or price-change variant on request, delivered within 24 hours of the photos.

Example service prices
$30 per listing for the pack, $50 with a video script and Reel captions, $200 a month for an agent doing 6–10 listings with the templates and a Sunday open-house set. Teams pay per listing at volume.
Planning estimate, not a promise
Finding clients takes time. There is no guaranteed timeline or income.

Tools (free plans have limits): Claude or ChatGPT (with photo reading), Canva (T7 system: post, story, flyer templates in the agent’s brand), The MLS character limits and rules for the agent’s board, The agent’s email tool for the just-listed email, A per-agent Google Sheet: listings, facts, status, delivery links

You will make

  • A per-agent brand kit and a listing intake form that captures the facts and the photos
  • A description formula and a fair-housing checklist, applied to real listings
  • Five social posts (feed, story, carousel, Reel caption, LinkedIn) from one listing
  • A flyer and a just-listed email in the agent’s brand, plus open-house and price-change variants
  • A 24-hour production routine and the monthly package

What we checkWhat earns the full 4 points
Brief followedAll pieces for the listing with the Saturday open house; Mara’s brand and brokerage details correct; all deliverables present
ComplianceNo protected-class or buyer language; unverifiable claims hedged or removed; measurements with source; brokerage and equal-housing elements present
Copy craftOne thing first, visitor-order walk with specifics, practical close, Mara’s voice, no caps or exclamation marks, within limits
Social and designFive posts each with a job, templates consistent, Reel shot list filmable in 30 seconds, captions specific
SystemVariants ready, folder complete, posting notes, production under two hours, checklist recorded
Honest expectations. Real estate copy has legal lines: fair-housing law (no references to protected classes, no “perfect for families”), no claims the agent cannot verify (“updated plumbing” only if documented), accurate square footage sources, and brokerage branding rules. The checklist runs on every description before delivery. Speed is the product; accuracy is the license.
